1. Do I require a permit?

A permit is required to construct, erect, place, alter, repair, renovate, or demolish any building within the City of Warman. Forms can be found on our Applications / Forms page.

Sheds that are less than 100 square feet and fences do not require a permit.

2. Am I still able to acquire a plumbing permit from the City of Warman?

Effective January 1, 2022 the City of Warman will no longer be issuing plumbing permits.

Please contact the Technical Safety Authority of Saskatchewan (TSASK) for plumbing permits. Give them a call at 1-866-530-8599 or visit tsask.ca.

3. How long does it take to get a permit from the time I apply?

Depending on the complexity of the application a permit can be applied for and approved within a period of 12-16 business days. Larger, more complex applications or discretionary use applications will need a longer review period.

4. How long is my building permit valid?

Building permits are valid for twelve months, as long as construction has begun within the first six months.

5. I want to throw a block party. How do I apply for a temporary street closure?

I want to throw a block party or host a block garage sale. What do I need to do to close my street temporarily?

Download the Temporary Street Closure Request Form, print off, and drop off at City Hall (107 Central Street West) or email to wadee@warman.ca. Applications must be received at least two weeks prior to your event’s date.

6. What is the discretionary use process and how do I apply for discretionary use?

Applications should be made in the same fashion as any other permit application. Drawings will be required, and the development officer may contact you for further information or to speak to City Council if necessary. Notice is given to adjacent residents living within 100 metres of the proposed development. They will be contacted for comment, as well as a notice put in the local paper.

7. Can I have a secondary suite in my home?

Yes, only if you are in the R2 Residential Zoning District. You must first apply for discretionary use. Please contact the Planning and Development Department stating your request for a secondary suite, along with a site plan which outlines on-site parking, building/suite plans, and elevation drawings.

As secondary suites are considered a discretionary use, final approval will be made by City Council during a regularly scheduled meeting.

8. Is there a penalty if I do not apply for a permit?

The City of Warman reserves the right to charge double the permit fee for work started without the required permits. If permits have not been applied for, the City of Warman may put an order on the property until the proper permits have been applied for.

9. Will the city come and mark my property lines for me?

No, the city is not responsible for marking your property line. In newer areas pins will be located at the corners of the lots. A metal detector is available to borrow by contacting City Hall at (306) 933-2133. A registered surveyor may be necessary to locate and mark the property boundaries.

10. Can I apply for access to the park behind my lot for construction purposes?

Please contact the Planning and Development Department. The City of Warman allows access to public parks for construction purposes through a simple agreement and a deposit. Once the work is finished and the park has been checked for damages, your money will be refunded.

11. Who is responsible for the cost, follow-through, etc. of permits?

The owner is always responsible for permit costs, not the applicant. If a property has an outstanding permit and gets sold, it is the responsibility of the new owner to complete the permit process.

12. How can I protect myself from buying a home with outstanding permits?
